At Habitat for Humanity of Archuleta County, we partner with local workforce families to build homes so they can live in the community which they support. To do this, we utilize USDA Rural Development loans, which provide low interest mortgages our families can afford. We partner with families earning up to 80% Area Median Income (AMI), which currently sits at $75,360 for a household of 4 people. A recent report by the Pagosa Springs Area Association of Realtors found the average home price in Pagosa Springs for 2024 was $635,239. Habitat builds homes valued at about $450,000 which would require a household income of $105,000 to purchase outside of our program in the conventional market.
Habitat Archuleta bridges this gap for folks who contribute to our community such as teachers, nurses, emergency responders, and ski area employees. Habitat Archuleta has built 36 homes since we were founded in 1994, serving 146 children and 116 adults. We are currently working on homes 37, 38, and 39 and are in year four of our 15 homes in 5 years push. These families now have a stable place to call home in our beautiful mountain town as well as an opportunity to build generational wealth.
Habitat Archuleta relies heavily on volunteers, subcontractors, and generous donors.
At Habitat Archuleta we partner to build with our local workforce. Single and family households earning 80% of Area Median Income or lower qualify for our program. Our staff package USDA Direct loans that buyers can only obtain through a nonprofit organization.
